After Tet or Lunar New Year, featuring family reunions and friend gatherings where moneymaking stories and lessons are discussed and new business opportunities are usually recommended, this is considered a golden time for investors to seek and structure their picks and portfolios in a really explosive year of the tiger.
Periphery or downtown?
Investors now become more sophisticated. They are not bound by spatial barriers in investment and their options are either downtown or periphery. Hong Minh Chien, a real estate investor with 15 years of experience, said the most important information in real estate investment is market knowledge, location, authoritative planning, financial indicators and macro data to capture investment trends. “No fish lives in pure water”. Information known to all is of little value and the traditional market will hardly have big waves to roll or find high-profit margins. But, not all can capture planning information soon enough or make wise investment decisions when they learn the planning because this is a double-edged sword. If their judgments are right, they will make a huge profit. Otherwise, they will be entangled with poor liquidity and unmarketability.
Choosing a satellite city?
With metropolises with over 10 million people such as Ho Chi Minh City and Hanoi, satellite cities play an important role in urban and infrastructure planning and work as an indispensable solution for residential real estate development strategies. In the past three years, the investment wave into “satellite cities” has made them places to be hunted and bought by many investors and young families. The biggest advantage is their proximity to Ho Chi Minh City and good infrastructure. They start to have service and commercial zones for their dwellers.
“In all satellite regions, the core of development is industrial parks and factories - economic drivers and job generators, which are magnets to attract workers, investors and specialists to buy property assets. Typical examples include Binh Duong, Dong Nai and Long An,” said Mr. Tran The Anh, representative of Thang Loi Group, General Director of Thang Loi Land - developer and seller of many successful satellite city projects.
King of real estate in 2022 – Prospective city
Regional planning information and a city's prospects for being upgraded are “king” on the scale of investment priority because this is meant to have nationally standard economic, social and service infrastructure that will subsequently raise people’s living standards and move towards sustainable development. For example, Duc Hoa in Long An province is oriented to be a third-grade town by 2025 and a provincially-run city later. Currently, Duc Hoa has achieved 50 out of 59 criteria for the town and 48 out 59 criteria for the provincially-run city and continued to complete the remaining criteria.
Before being upgraded to cities, land prices of Thuan An, Di An and Thu Duc were respectively VND16 million, VND22 million and VND35 million per square meter, but soared by 80 - 100% after officially becoming cities to VND35 million, VND45 million and VND60 million.
And recently, Duc Hoa is said to become a city and this information immediately has a great impact on buyers of property here. According to statistics, The Diamond City, located on Ring road 4, Provincial Road 824 linked to Provincial Road 830 in Huu Thanh commune, Duc Hoa district adjoining Binh Chanh and Hoc Mon districts of Ho Chi Minh City, attracted a lot of investors as soon as it released marketing information. The project is surrounded by Idico, Viet Phap, Thinh Phat, Tan Duc and Hai Son industrial zones where 50,000 - 70,000 experts and workers are working. The project has offered 589 products, including Millenium shophouses, Millenium Plus shophouses, Venus townhouses, Venus Plus townhouses and Legacy exclusive villas. The project is currently accepting reservations for the first customers.
